Don\u2019t feel pressured by a landlord to sign a contract and make sure you are happy with all the terms and conditions before you do sign, as once signed, the contract is legally binding.<\/p>\n\n\n\n<p>If you are concerned regarding any element of your contract, you may contact the&nbsp;<a href=\"https:\/\/www.edgehillsu.org.uk\/advice\" target=\"_blank\" rel=\"noreferrer noopener\">Students\u2019 Union (SU) Advice Centre<\/a>&nbsp;to review the contract on your behalf. Landlords must protect their tenants\u2019 deposits using a TDP scheme if they have let the property on an assured shorthold tenancy which started on or after 6 April 2007. If these conditions do not apply for example, if the landlord lives in the property with the tenants, the landlord does not have to protect tenants\u2019 deposits.<\/p>\n\n\n\n<p>Landlords or agents must use one of the three approved TDP schemes to protect tenants\u2019 deposits where these conditions apply. If any other scheme is used, deposits are not protected in law. If you are unhappy with the amount the landlord wants to deduct from the deposit or the landlord\/agent refuses to engage in the deposit return process, you are entitled to raise the issue with the relevant tenancy deposit scheme.<\/p>\n\n\n<div class=\"lazyblock-ehu-announcement-LDRyP wp-block-lazyblock-ehu-announcement\">  <div class=\"ehu-announcement full\" style=\"background-color: #f1dbf6; border: 1px solid #884a93;\" role=\"alert\" \n  aria-live=\"polite\">\n      <div class=\"ehu-announcement-icon\" aria-hidden=\"true\">\n          <span class=\"disclaimer__icon fas fa-info-circle\" style=\"color: #5f295f;\"><\/span>\n      <\/div>\n      <div class=\"ehu-announcement-text\" style=\"color: #1d1d1d;\">\n          <p>Make sure you\u2019re happy with everything before you sign a contract\/tenancy agreement. A good landlord will usually give you 24 hours to read it through and think about it. Don\u2019t forget to ask for a copy of your signed contract and keep it somewhere safe \u2013 you might need to look at it again in the future.<\/p>      <\/div>\n  <\/div>\n  <\/div>\n\n\n<h3 class=\"wp-block-heading\">Guarantors<\/h3>\n\n\n\n<p>As part of their contract, most landlords will ask for a guarantor. A guarantor is someone who agrees to vouch for a tenant\u2019s ability to guarantee payment of all rent, as well as any damage that the tenant may cause. Should the tenant default on rent payments and\/or fail to pay for any damage caused to the landlord\u2019s property, the landlord may proceed against the guarantor for payment to be made.<\/p>\n\n\n<div class=\"lazyblock-ehu-announcement-Z2rxpKl wp-block-lazyblock-ehu-announcement\">  <div class=\"ehu-announcement full\" style=\"background-color: #f1dbf6; border: 1px solid #884a93;\" role=\"alert\" \n  aria-live=\"polite\">\n      <div class=\"ehu-announcement-icon\" aria-hidden=\"true\">\n          <span class=\"disclaimer__icon fas fa-info-circle\" style=\"color: #5f295f;\"><\/span>\n      <\/div>\n      <div class=\"ehu-announcement-text\" style=\"color: #1d1d1d;\">\n          The University are not able to act as a guarantor for any registered student.      <\/div>\n  <\/div>\n  <\/div>\n                <\/div>\n            <\/div>\n\n<div class=\"lazyblock-ehu-tab-content-ZjsXDG wp-block-lazyblock-ehu-tab-content\">                <div class=\"tab-panel offcampusaccom\" role=\"tabpanel\" id=\"bills\" data-tabgroup=\"offcampusaccom\">\n                    \n\n<p>Make sure that you are clear as to how much your weekly rent is and if a deposit is payable. Your contract should state the total amount due over the course of the fixed term and how much is payable on which dates.<\/p>\n\n\n\n<p>Landlords usually ask for rent to be paid in three instalments in September, January or April to coincide with student loan payments. However, most are flexible in altering the dates to suit your financial situation. Always retain proof of payments.<\/p>\n\n\n<div class=\"lazyblock-expanding-box-ZMK4Uf wp-block-lazyblock-ehu-expanding-box\">            <div class=\"expander-wrap \">\n                <div class=\"expander__header\">\n                    <span class=\"expander__title\">Council Tax<\/span>\n                    <button class=\"expander__btn\" aria-label=\"Toggle\"><span class=\"fa fa-chevron-down\"><\/span><\/button>\n                <\/div>\n                                <div class=\"expander__content\" style=\"display: none;\"><p><\/p>\n\n<ul class=\"wp-block-list\">\n<li>A property occupied only by full-time students is exempt from Council Tax. You will need to provide a copy of your Council Tax Exemption Certificate to the local council to qualify for this exemption.&nbsp;<a href=\"https:\/\/www.edgehill.ac.uk\/services\/council-tax-exemption\/\"><strong>Request your Exemption here<\/strong><\/a>.<\/li>\n\n\n\n<li>If there is another adult (in addition to you) living in the household who is not a full-time student, council tax will be charged on the property. Register with each company in joint names, which means all of you are responsible for the bills &#8211; and all accountable if you fall behind on payments.<\/li>\n\n\n\n<li>Divide the bills among you if possible, such as one of you dealing with the water, another with the electricity, and more.<\/li>\n\n\n\n<li>Tracking everything on a spreadsheet can really help you to stay on top of your bills.<\/li>\n<\/ul>\n\n<\/div>\n            <\/div>\n            <\/div>\n\n<div class=\"lazyblock-expanding-box-Z9eSo4 wp-block-lazyblock-ehu-expanding-box\">            <div class=\"expander-wrap \">\n                <div class=\"expander__header\">\n                    <span class=\"expander__title\">Contents Insurance<\/span>\n                    <button class=\"expander__btn\" aria-label=\"Toggle\"><span class=\"fa fa-chevron-down\"><\/span><\/button>\n                <\/div>\n                                <div class=\"expander__content\" style=\"display: none;\"><p><\/p>\n\n<p>Students in rented accommodation often think their contents are covered by their landlord, or possibly by their parents&#8217; home insurance. Some insurers will add students to their parents&#8217; contents policy, but it is not automatic and it might be restricted. It could also work out cheaper for you&nbsp;to take out your&nbsp;own cover.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Shop around for a trustworthy company to cover your belongings.<\/li>\n\n\n\n<li>If you share your accommodation with other students, you will each have to take out your own cover.<\/li>\n<\/ul>\n\n<\/div>\n            <\/div>\n            <\/div>\n\n<div class=\"lazyblock-expanding-box-Z20D760 wp-block-lazyblock-ehu-expanding-box\">            <div class=\"expander-wrap \">\n                <div class=\"expander__header\">\n                    <span class=\"expander__title\">TV Licence<\/span>\n                    <button class=\"expander__btn\" aria-label=\"Toggle\"><span class=\"fa fa-chevron-down\"><\/span><\/button>\n                <\/div>\n                                <div class=\"expander__content\" style=\"display: none;\"><p><\/p>\n\n<p>The law says you need to be covered by a TV Licence to:<\/p>\n\n\n\n<div style=\"height:15px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li>watch or record programmes as they\u2019re being shown on TV, on any channel<\/li>\n\n\n\n<li>watch or stream programmes live on an online TV service (such as ITV Hub, All 4, YouTube, Amazon Prime Video, Now TV, Sky Go, and more.)<\/li>\n\n\n\n<li>download or watch any BBC programmes on iPlayer.<\/li>\n<\/ul>\n\n\n\n<p>A standard colour TV Licence costs \u00a3157.50 for the year. If you have an individual tenancy agreement, each person must pay for their own TV Licence.<\/li>\n\n\n\n<li>If you have purchased an annual Licence and your tenancy is less than a year, you can ask money<\/h3>\n\n\n\n<p>It is important to carefully budget and plan your finances throughout the year so that you can be certain of covering your rent payments. <\/p>\n\n\n\n<p>Make sure to discuss with your housemates on how you&#8217;ll split the bills and then with your energy\/service providers about how you&#8217;ll pay (monthly or every quarter).<\/p>\n\n\n<div
